How do Malaysian banks use DSR?
The Debt Service Ratio (DSR) is the ultimate metric used by Bank Negara Malaysia (BNM) regulated banks to approve or reject your loan application. It measures what percentage of your income is swallowed by debt.
- Below 50%: Excellent. You have very healthy cash flow and will likely be approved for top-tier interest rates.
- 50% - 60%: Safe for most income brackets. This is the maximum threshold for individuals earning less than RM3,000 net per month.
- 60% - 80%: High Risk. Only high-income earners (usually net RM5,000 and above) are allowed to stretch their DSR to this level, primarily for home loans.
- Above 80%: Over-leveraged. Most commercial banks will auto-reject your application. You may need to look into Debt Consolidation or apply with a guarantor.
